Excel workbooks (.xlsx) using the 22Beacon analysis layout. You can upload a single combined workbook or multiple files — the system will merge their tabs automatically.
Required tab
22Beacon Summary
Also recognized as 22BEACON_SUMMARY or similar. Must contain:
- Deal / school name (cell B2 or B3)
- Uses of Financing line items with dollar amounts
- Annual rent — labeled Lease Payment or Base Rent to 22Beacon (Annual)
- Annual debt service — labeled Annual Payment or Total Debt Service

Proforma
School name, building RSF, sources of financing with loan terms, DSCR schedule, and rent escalation data.
Landlord tab
Named after the school (e.g. "Arizona Autism"). Contains gain-on-sale detail, project financing, balance sheet, and Statement of Financial Position. Identified automatically by looking for "Gain on Sale" or "Project Financing" headers.
Rent Schedule
Year-by-year rent breakdown with base rent and dev fee components. Overrides the summary-level rent when present.
Common issues
- Missing summary tab — the file must have a tab whose name contains "22Beacon" and "Summary"
- Formulas instead of values — save or re-save the file so calculated cells contain their computed values, not #REF! errors
- Separate files per tab — upload all of them at once and they'll be merged automatically
- Rate & amortization — if the summary tab doesn't include explicit interest rate and amort fields, the system defaults to 6.0% / 30yr. Adjust these in the analysis after import.
